Our small family farm has room for one or two boarders. We are located 2.6 miles from the heart of downtown Versailles. The property has full perimeter fencing, a nice Morton barn, heated automatic waterers, and a schooling/riding oval.

HORSE BOARDING OPTIONS

>>> Full care: This is basic pasture board. Includes daily feeding and handling. Grain is included. Hay is included with winter surcharge. We will hold for farrier (board cost includes one trim monthly). We will hold for vet during maintenance visits (semi-annual checkup and additional vaccination visits). You have use of the riding ring and tack/feed room. Additional services available as needed (blanketing, feed supplements, dedicated stall, trailer parking, broodmare vet appointments, foal watch, etc.) with associated fees. $495/month ($645/month in December/January/February/March)

>>> Self care: Pasture plus dedicated stall. You provide all daily handling and pull-up/let out. You provide grain. You purchase any hay fed in stall. Hay fed in field is included with winter surcharge. You have use of the riding ring and tack/feed room. Additional services available as needed (temporary daily care, trailer parking, broodmare appointments and foal watch, etc.) with associated fees. $295/month ($445/month in December/January/February/March)

>>> Grass paddocks: The farm has three shared-use paddocks (two are 2-acres and one is 5 acres). They each have a run-in shed, some tree canopy from trees outside the paddock, and a heated automatic waterer. Easy access to the barn and riding arena. We rotate paddocks, so mares, foals, and retirees may be paddocked together or separately.

>>> Riding oval: This is a 200' x 100' grass oval paddock right next to the barn. We use it for riding and schooling.

>>> Wood fencing: The full farm has four-board wood fencing.

>>> Barn: A 5-stall barn offers room for hay storage plus a secure tack and feed room with climate control. Dedicated stall available. No worries about mice: Two barn cats are on the job!

>>> On-site owners: Farm owners live on the property. We'll watch your horse the same as we do our own, and let you know if we see anything unexpected.

>>> Available resources: We work with a trusted local veterinary practice. We have a well-regarded farrier. We have a horse-care provider to cover vacations or other absences. We use a local hay grower with amazing hay. We feed McCauley Bros. grains (made 2.9 miles away!). As a boarder, you may choose to join us for these services or use your own providers.

>>> Location!: At only 2.6 miles from the Versailles courthouse, 3.5 miles to Horse Cents, 3.6 miles to Woodford Feed, and 10.2 miles to Keeneland, we're convenient!

Because your horse(s) will be pasture-mates with our own horses (a young broodmare and a retired mare), we are accepting only well-mannered broodmares or retirees. We require Coggins and health certification, plus up-to-date vaccination records. First month board plus last month board are required before move-in.

New Vista Farm is a small, semi-private boarding facility specializing in providing quality care for your horse(s) in a fun, friendly and stress-free environment. We accommodate approximately six horses on our property so each horse and owner receive individualized, personal attention. We offer roomy 12x12 stalls, each with an exterior window. Concrete center aisle. Indoor wash rack with hot/cold and an outdoor wash rack, indoor heated restroom with shower and a spacious tack room. The well maintained arena is approx 198' x 145' with a full size dressage area and a separate jumping area. All horses are on a mandatory quarterly de-worming rotation schedule and must be up to date on all vaccinations with current negative Coggins tests. We offer lessons specializing in Dressage and Jumpers and training services or, you're welcome to bring your own instructor or trainer.

The only board program I offer at this time is Self Care which includes the use of all facility amenities, including covered hay storeage area, feed room and tack room plus paddock. $300 per month self care, paddock only. Self care with stall and paddock is $400. Owner provides own feed and bedding and if renting a stall, is responsible for cleaning the stall on a regular basis. Owner can provide their own hay or buy from me at cost. I'll also be willing to work with boarders to fill in during feeding times when they are unable to do so.

A walk out basement apartment is available for one boarder also. (The apartment is currently rented and unavailable at this time). The apartment is a little less than 600 sf with a full kitchen (stove, double sink, refrigerator, microwave and lots of cabinet space and bar stool seating at the kitchen peninsula. Large bedroom with wardrobe and closet. Smaller living room. Apartment rent is $800/month and includes all utilities, wi-fi connection and access to farm dumpster for garbage removal.
