The house includes several custom characteristics such as the window seat in one of the large upstairs bedrooms, the tile surround of the master bathtub, the hand-finished oak mantel over the wood-burning stove trimmed by wall tile, and custom-fabricated steel handrails outside. In addition to the mantel, the doorbell buzzer box, stairs, interior handrails and balusters are stained and finished oak.

There are double sinks in both full bathrooms, double shower heads in the main shower, double walk-in master closets, and even double phone and cable jacks in most rooms. The door hardware is lever-style.

In the kitchen there are hooks for coffee mugs under one cabinet, wall tile above the countertop, a double wall oven and bright lighting with a bar separating the eating area. The faucets are Delta and there are two water heaters for quick hot water throughout the house. Either one can supply the entire house if the other one fails and there are water shutoff valves in the master closet and crawlspace.

The concrete front porch wraps around the front and both sides with (4) exterior fans and lights. There are floodlights on every corner of the house and all lights are LED. The Trane heat pump features an air handler and propane furnace in the attic and a Nest thermostat with remote access.

The house was built with longevity, maintenance and repair in mind. Starting at the foundation, PVC sleeves were installed in the footer for future cables or pipes. Extra concrete was poured in the block walls of the crawlspace, which has a sturdy, lockable door. Concrete parking curbs were used to delineate the gravel driveway and parking area. The utilities were buried to the house to avoid overhead connections and no trees are close enough to fall or even drop needles or leaves on the roof. There are water spigots and GFCI receptacles on (3) sides of the outside of the house. The roof is metal and the chimney cap and meter base cover are stainless steel.

There are (2) electrical panels to shorten the length of wiring and each was meticulously labeled and wired. The numerous phone and cable wires were pulled to a single location in the attic and marked. All (5) points of easy attic access and the crawlspace have light switches within feet of the doors. There are 3-way switches in the master bedroom and even 3-way switches for the exterior flood lights in the master closet to provide quick illumination outside. The house is prewired for a security system and security cameras, although in 20 years the only malevolent behavior we ever witnessed here was our own dogs killing our chickens. There is also a wire buried for a large dog invisible fence system.

There are solid posts for a clothesline and tetherball, along with steel fabricated supports for a porch swing. A water collection system serves a trough from the roof of the barn. All current window treatments remain with the house and the refrigerator, washer and dryer are negotiable.

For the next owners we have a drawing indicating the location of the septic field line and pictures of construction showing where pipes and wires were ran in the walls along with the wooden blocks for any future curtain rods or towel racks. There are spare building materials stored under the house such as hardwood, tile, siding, roofing, downspouts, trim and cabinet pieces and extra paint for all current colors. There is even a custom scaffold to match the pitch of the interior stairs to allow for cleaning/painting those walls safely and a small ramp for the brick step on the front porch to facilitate moving furniture.
