Pasture Boarding; Rough Board in backyard Stable / Horse Boarding Farm in New Hampton, New York

I have an old backyard stable that needs some work (I will pay for the renovations, and I will renovate to your preferences), but would like to have a confirmed subletter first. I am looking for $500 per month for 1 horse (taking 2 horses max), or $900 per month for 2 horses in the same family. I can fence in 2-5 acres for pasture boarding. The stable currently has ~6 old stalls, but I am open to just making them larger for 1 or 2 horses. The building is just an eye sore right now, but I do not yet have the time to dedicate to horses and I would like to see it used. I may plan to get my own smaller animals in 3-5 years, but there should still be enough room. I do not ride, but I am a licensed veterinary technician, and I have volunteered at horse farms in the past (I can halter, turn out, fill waters, muck stalls, feed, recognize common health ailments, etc.) The property is 12 acres but we have neighboring public land/woods and some fields that can potentially be used for trails. I can dedicate ~15-20 minutes a day currently, for opening the stall in the morning to the pasture, refreshing food/water, and locking up at night. I would prefer someone that plans to visit 3-7x a week and does the stall mucking. If there is an emergency and you cannot make it I will absolutely do what is needed.
